For thousands of homeowners and renters across the state, the ANCHOR Property Tax Relief Program offers a much-needed break. But here’s the catch: the deadline to file is approaching fast, and missing it could mean leaving hundreds—or even thousands—of dollars on the table.

Who is Eligible
The state has streamlined the process for many residents—but not everyone can sit back and wait.
If you’re under 65 and don’t receive Social Security disability benefits: Your application will likely be filed automatically if you received a confirmation letter. However, if your banking or mailing information has changed, you must update it by September 15, 2025.
If you’re 65 or older, or receiving Social Security disability benefits: You’ll need to file your own application using the PAS-1 form. The deadline for this is October 31, 2025.
If you didn’t receive a confirmation letter at all: You must file your application manually by the October 31 deadline.
What You’ll Need
To file successfully, have the following information ready:
Your Social Security Number or ITIN
Year of birth (and your spouse’s if applicable)
2024 property tax details (county/municipality code, block, lot, qualifier, and message number) and taxes paid
Your 2024 gross income and taxes paid
For seniors and those with disabilities, the application process will also include identity verification through ID.me.
What You Stand to Gain
The ANCHOR program offers substantial relief:
Up to $1,500 for homeowners under 65
Up to $450 for renters under 65
Up to $1,750 for senior homeowners
Up to $700 for senior renters
Payments will be issued on a rolling basis beginning in early fall, with direct deposit or check delivery depending on the option you choose.
Property Tax Relief That Lets Seniors Stay Put
For many seniors, rising property taxes can feel like an impossible burden, threatening the comfort and security of the homes they’ve built a lifetime of memories in. The Stay NJ Program was created to change that. Designed for homeowners aged 65 and older, it reimburses 50% of property tax bills—up to $6,500 in 2024— making it easier to stay where your heart is. To qualify, you must have lived in and owned your home for all of 2024, with an income under $500,000. Even if you’ve paid through P.I.L.O.T. (Payments-in-Lieu-of-Tax), you’re eligible.
Applying is simple: one application covers Stay NJ, Senior Freeze, and ANCHOR benefits. Your Stay NJ relief is calculated after other benefits are applied, and payments are expected in early 2026. But don’t wait—the filing deadline is October 31, 2025.
